Residential and Commercial Property Inspections
All property inspections, no matter the type of structure, will begin the same way. The entire structure is walked around and through to get an idea of how the structure is laid out and where the mechanical systems are located. After an initial assessment had been completed, the inspection will typically begin in the mechanical rooms or closets. These areas could contain the most significant concerns and could be the most expensive to repair or replace. All mechanical systems and components, including the HVAC and Plumbing Supply and Sewage Discharge systems are thoroughly inspected and tested on every structure.
When performing an inspection, all accessible electrical outlets will be tested, as will all entry doors, windows, and fixed electrical devices. When inspecting kitchens and bathrooms, all of the plumbing fixtures and devices will be operated to determine if any leaks are present, if drains are slow, or if the water supply is sufficient. All appliances will also be tested for proper, safe operation.
Not only will the inspection include all exterior building surfaces, including the roof cover, siding, trim, windows and doors, it will also include an inspection of the grounds and any detached structures.
We perform Commercial Property Inspections for Buyers, Sellers and for Owners who may or may not occupy the property. We will perform an initial inspection and then will perform periodic inspections as needed to determine if the tenant is maintaining the property as required.
